Given an area value, A, there are an endless number of combinations of values for length and width, L and W, that give the correct area, as follows: L*W=A. But given the ratio 73'/91' = W/L = 0.8022 and that 1 Hectare is 107 639 square feet, then I can guess that your lot is much bigger than you think. It is actually about 77' by 96' in the shape that you described; slightly larger than you guessed.
